Open Plot Buying Guide

A buyer's checklist for residential open plots — approvals, dimensions, road width, facing and registration essentials.

Confirm approvals and titles

Choose HMDA or DTCP approved layouts wherever possible. Check the sanctioned layout, LP number and that your specific plot is within the approved boundary with a clear title.

Check dimensions, facing and roads

Measure the plot dimensions against the layout and sale documents. Note the facing (east, west, north, south) as it can affect value and Vaastu preferences, and confirm the width of the abutting road and whether it is a corner plot.

Amenities and registration

Ask about underground drainage, electricity, water lines, avenue plantation and open space in the layout. Finally, register the sale deed at the sub-registrar office, pay stamp duty, and complete mutation to update the records in your name.
