Property Documents Checklist for Land Buyers

The exact documents to collect and verify — title deed, EC, pattadar passbook, layout approval and tax receipts — before you buy.

Ownership and title documents

Collect the original title deed (sale deed), the chain of previous ownership documents (link documents), and the pattadar passbook for agricultural land. These establish that the seller has a clear, marketable title.

Statutory and revenue records

Get the latest Encumbrance Certificate (EC), survey number extract, and up-to-date land tax or property tax receipts. For plots, obtain the sanctioned layout copy with the HMDA/DTCP LP number and the individual plot number.

Identity and mutation

Verify the seller's identity (Aadhaar/PAN) against the records, and after purchase, complete mutation so revenue records reflect your name. Keep certified copies of the registered sale deed, EC and mutation extract for future reference.
